En este TFG se analiza en profundidad el mercado inmobiliario español. España sufrió
una gran crisis que repercutió en muchos sectores y uno de los más dañados fue el
sector inmobiliario. Se procede a estudiar lo acontecimiento desde el año 2005 hasta
el 2020 desde un punto de vista estadístico.
Para la realización de este análisis se utilizan datos del Ministerio de Fomento de
España. Los datos disponibles son del precio medio y del número de viviendas
vendidas para primera mano y segunda mano. Se analizan los datos, desde un punto
de vista descriptivo, diferenciando la obra nueva de la segunda mano a nivel
provincial, para las cincuenta provincias de España, y las ciudades autonómicas de
Ceuta y Melilla. Todos los análisis se realizan con el software estadístico R. Una parte
interesante del trabajo es la realización de un análisis de series temporales para
Castilla y León.
This end-of-degree project tries to analyze the Spanish real-estate market in depth.
Spain suffered an important crisis which had an effect on many sectors. Therefore, the
real-estate was one of the most affected. From an statistical point of view, it proceeds
to look into what happened between the years 2005 and 2020.
Data from the Ministry of Development have been used to carry out this analysis. The
provided data are about the average price and the amount of sold first and secondhand
housing. The breakdown, using a descriptive view, has distinguished between
new and second-hand construction at provincial level in the fifty provinces in Spain and
the autonomous cities of Ceuta and Melilla. R statistical software is used throughout
the project. An interesting part of this study is the analysis of the time series in Castilla
y León.
