AB Real estate crowdfunding is a subcategory of crowdfunding that allows raising funds for real estate projects through an Internet based platform. This new crowdfunding model has experienced strong growth in just three years. The aim of this article is to define real state crowdfunding and to analyse the peculiarities of its legal articulation through a profit sharing agreement (an ancient Spanish agreement model similar to a silent partnership). The article also seeks to determine if real estate crowdfunding is forbidden by the Law 5/2015 to promote business financing that regulates financial crowdfunding or it is an unregulated crowdfunding model and which kind of risks this crowdfunding category entails for investors.
